Long Beach Island's Insurance Challenges 

LBI is bounded by the Atlantic Ocean to the east and Barnegat Bay to the west. Every home on the island sits between these two bodies of water — which creates a unique set of insurance considerations that don't apply to mainland properties.

Barnegat Bay Flood Risk: Sandy's most devastating flooding on LBI didn't come from ocean overwash — it came from Barnegat Bay. Bay-flooding events push water across the island from the western side, often affecting homes that aren't on the oceanfront at all. If your home is bayside, bayview, or even mid-island, flood risk is real.

FEMA Flood Zone Designation: Much of LBI is mapped in FEMA Zone AE or VE. Zone VE applies to the most exposed oceanfront parcels and carries the highest flood insurance rates. Zone AE covers much of the rest of the island and still carries a mandatory purchase requirement for mortgaged properties.

Post-Sandy Elevation Requirements: Many LBI homes were required to be elevated after Sandy under FEMA's substantially damaged rules. Homes that were elevated now typically carry lower flood insurance premiums — but the elevation must be documented correctly on an Elevation Certificate to get credit for it. Seasonal Vacancy: Most LBI homes sit empty for 6 or more months of the year. Standard policies may reduce or eliminate coverage for vacant properties. Your policy needs to be structured for a home that's used seasonally — not year-round.

Rental Income: LBI's rental market is robust. Many homeowners rent their properties weekly throughout the summer. A personal homeowners policy does not cover vacation rental activity. You need coverage that explicitly includes it.
